We bought an older existing home on a large lot. We did some basic updates on the existing home, and
simultaneously split off (2) 25 x 100 lots via confirmation of the historically platted lots, in 42 days. We
had to demolish the garage to get the (2) new lots, but we were able to keep the driveway. We
submitted the new home plans early on, and had the existing older home sold within 90 days of our
original purchase, and the (2) new homes built and sold within 9 months of our original purchase.
Our net profit was $122,000!
